Penny Flats—A model for sustainable planning and development

Colorado Natural AreaENERGY EFFICIENT: Working in partnership with the City of Fort Collins’ Integrated Design Assistance Program, Penny Flats has incorporated energy saving features throughout the project:

  • Optimized insulation: Cellulose insulation from recycled paper products for high insulation values and low air infiltration.
  • High efficiency heating and hot water: 90% efficient combination heating and domestic hot water unit reduces energy consumption and your utility bills.
  • High performance glazing: Window glass has been selected for reduced solar gain and improved thermal performance.
  • Energy saving lighting controls: Occupancy sensor controlled lighting in garage and common areas to avoid energy waste when spaces are not in use.
  • Efficient appliances: Energy star appliances in all units.
  • Solar power: All units are “solar ready” for optional solar electric to offset the majority of a typical homeowner’s electrical needs.

LOW IMPACT: Through the application of innovative planning and construction methods Penny Flats has worked hard to minimize the environmental impact of this project.

  • Contributes to urban vitality: Penny Flats concentrates development within existing urban boundaries adjacent to downtown Fort Collins, the Poudre River, the future Mason Transportation Corridor, and existing neighborhood services.
  • Conserves water: Common area landscaping will use native and drought tolerant plantings and drip irrigation where possible.
  • Reduces waste: Our construction management team will work to reduce, recycle, and divert construction debris where possible.
  • Recycled materials: Use of recycled and engineered products in framing, insulation and finishes.
